Limited land in Chandigarh, changing lifestyles drive demand for premium homes in Sector 66

As Chandigarh faces growing constraints on land availability and demand for premium homes continues to rise, the spotlight is increasingly shifting towards neighbouring Mohali, particularly Sector 66 and its surrounding areas.

Once largely viewed as an extension of Chandigarh’s residential market, the area is now emerging as a destination for high-end housing, with developers increasingly focusing on larger homes, contemporary architecture, landscaped spaces and lifestyle-oriented amenities.

Against this backdrop, construction of an ultra-luxury residential project, Evoq Antalia, began in Sector 66 here on Wednesday. Spread across around 4.4 acres, the development will comprise 192 premium residential units. The commencement was marked by a bhoomi pujan and a tree plantation ceremony.

The growing interest in Sector 66 reflects a broader shift in the Tricity’s housing preferences. With limited scope for large-scale residential development within Chandigarh, adjoining areas are attracting buyers seeking spacious and amenity-rich homes while remaining close to the city.

Sector 66 has emerged as one of the areas benefitting from this shift, owing to its proximity to Chandigarh and connectivity with key parts of the Tricity. The availability of larger land parcels has also allowed residential developments to offer features that are increasingly sought after by premium homebuyers.

According Gaurav Goyal, Managing Director of Evoq Antalia, the new development has been designed around contemporary urban lifestyles, with emphasis on modern architecture, greenery, privacy and premium amenities. The project seeks to combine upscale living with open spaces and lifestyle facilities.

Meanwhile, real estate observers said rising incomes, changing lifestyles and greater demand for quality amenities were contributing to the expansion of the premium and ultra-luxury housing segment in the Tricity. Buyers, they said, were increasingly looking beyond traditional city limits for homes that offer space, connectivity and a higher standard of living.

The emergence of high-end residential projects in Sector 66 is also indicative of Mohali’s evolving urban profile. As the Tricity expands outward, areas on Chandigarh’s periphery are increasingly becoming part of the premium housing market, potentially reshaping the region’s residential landscape in the years ahead.
